Looking Like a Good Time to Buy
Today the Canadian Real Estate Association noted that listings are up over last year across the country. With the number of sales slowing this will lead us to a more balanced market.
Buyers will have more choice with the excess listings on the market and sellers will have to start to realize that they are not the only property on the street anymore. This may hold true for the vast majority of local markets, however, don’t fool yourself and think this report means that those hot neighboorhoods that you have been hoping to buy in to will all of a sudden be a steal.
How will this affect sellers? I think that sellers should expect to be a bit more patient when it comes to the length of time that they will have to wait in order to sell their properties. I think sellers should also remember it is times like this that the properties that show well and are also well maintained are the ones that will sell. Don’t forget pricing a well priced house will always sell, so ensure that your real estate agent is competing a detailed market comparison of your area and that you are taking in to consideration all of the features that your house either benefits from or lacks compared to others.
How will this affect buyers? I believe that this will make the lives of buyers not easier but less stressful. With the added choice the feeling of rush to get “in” to the that house will not be there and buyers will be able to make an educated and well thought through decision before moving forward with a purchase.
